This lovely house was built in 1958 as part of a newly developed Hyde Park neighborhood known as Grandin Place. The home was built in a French-inspired architectural style and replaced the original estate home for this Grandin Road area. The original carved wooden doors were saved from the original house, along with several sets of French doors and wooden pocket doors and were re-used with the new home.

The property and the house have seen a number of significant changes over the years, but the original architectural style was unaltered, as more recent additions were made to compliment the endearing, original style.

The original owner was an avid gardener, and the property was well-known for specimen plantings. The formal garden at the home's front door, the Jardin a la Francais, is based on symmetry and order, and incorporates a cooler color palette emphasizing greens and whites, with a seasonal burst of lavender.

Additions to the house were done out of necessity as the current owner's family grew in size, but each project was done with much consideration for maintaining the character of the original house. There needed to be a consistency and a sense of order that went beyond just the gardens. The brick used during two significant projects was carefully selected so that it was difficult to tell what was original and what was new. The consistency in both the building materials and the contractors and architects that completed the work insured that there would be no questions.

If ever there was a place where time stands still, this is it! The upriver views of the Ohio River stretch all the way to the I-275 bridge that crosses the river near Riverbend. On a summer night, you can hear the music float up the valley, and sometimes fireworks are visible in the distance as both Ohio and Kentucky neighborhoods celebrate holidays. The river traffic is always changing, from small pleasure boats to the Riverboats and Sternwheelers, to the large barges carrying their loads from Pennsylvania and the Ohio Valley to the Mississippi River.

The octagonal foyer includes three-inch thick double doors that were salvaged from the original estate home and included in the 1958 construction of this house. Other doors and trim were saved, as well, and used throughout the house. The floors are parquet teak wood floors, and the ceiling is ten feet high, creating a very welcoming and inviting space. Silver leaf treatment on the ceiling and in the two coves were labor intensive and have helped make the intimate space a more elegant introduction to the house.

The living room was the main attraction in 1958. Not only was it the largest room in the house, but it introduced guests to the incomparable upriver views straight out the back. The sight line was created with the original construction - there was an understanding that you could build any kind of house you wanted, but you could never re-create that view! The parquet flooring is a teak wood, the ceilings are ten feet high and include a Lutron lighting system specifically for the artwork. French doors, from the original estate house, provide walkout access to the patio and to the solarium. This room remains a treasure!

The large living room can easily handle any sized group of guests with various seating areas, but the focal point is the marble mantle and the wood-burning fireplace. Lots of wall space for any collector, and plenty of natural light.

The octagonal solarium was an addition to the house in 2003 and was designed as a space to retreat and rejuvenate - a calming environment that offers views in every direction. The ceilings soar to a height of fourteen and a half feet, while French doors and windows allow for plenty of natural light. Being in this room is like being in a treehouse, overlooking everything below and outside. Easy walk-out to the patio.

The kitchen is the result of a 2018 renovation overhaul. The wall between the kitchen and the dining room was taken out and the two rooms were gutted. Even the adjoining family room was renovated to reflect the new kitchens decor.

The wooden beams are reclaimed barn beams and create a more informal yet elegant space in which to entertain company. It's true that everyone still wants to congregate in your kitchen, and this kitchen is at the center of it all, located between the living room and the family room.

The extra-large island offers tons of prep space or serving space as guests circulate throughout the room. The brick backsplash at the oversized double oven pairs with the beamed ceiling to compliment the home's French architecture, while the stainless-steel appliances provide a nod to a more modern environment.

The family room is a 2000 addition that changed the way the house functions. The architect was asked to come up with something unique and presented an elongated octagon that was a nod to the existing octagonal foyer. With high ceilings and lots of windows, the room was an immediate hit. This is the room that is enjoyed every day in every way.

Wet bar between the dining room and the family room makes self-service and entertaining a snap.
